Mynor Herrera Appointed to the Housing Opportunities Commission


Mynor & Associates would like to extend a huge congratulations to our very own Mynor Herrera for being appointed to the Housing Opportunities Commission last month. Mynor will serve as a public commissioner to diligently work hard to strengthen families and communities while establishing an efficient and productive environment that fosters trust, open communication and mutual respect. The mission of the Housing Opportunities Commission is to provide affordable housing and supportive services that enhance the lives of low- and moderate-income families and individuals throughout Montgomery County, Maryland. Their primary focus is to ensure that no one in Montgomery County is living in substandard housing.


The HOC works with advocates and providers to maintain support for all the work of the Commission. To achieve this mission, HOC operates as a public housing agency, a housing finance agency and a housing developer. The Montgomery County government provides funding for the Commission to manage the following service programs: Affordable Housing Development: acquires Moderately Priced Dwelling Units (MPDUs) for rental to lower-income families; Public Housing Management: maintains community norms and relationships between homeowner associations and public housing residents; Services to Residents in Assisted Housing: provides counseling and support services to low-income individuals and families in assisted housing; and Housing Resource Service: provides up-to-date information on available housing programs.

Attic Renovation Tips

Spring has finally arrived and its time to do some Spring cleaning. Having difficulty deciding what to keep or what to throw out? Let us help you with some helpful tips from our trusted home inspector, Rocky Banks.

Many are already planning to renovate their attic as they start to build their budget for home renovations. Renovating your attic is a financially smart decision and can be an inexpensive way to add living space to your home. These six tips will help you plan for and overcome many of the challenges of remodeling an attic into living space.

Plan carefully. 
Remember that the order in which inspections must be obtained will dictate your schedule. Think through every aspect of both the design and the project, consider possible challenges, and devise plans to overcome each challenge.

 Design the space for the type of room. The way you design and remodel the space will vary with the uses you plan for the finished room. For example, a bedroom may have different requirements than a playroom.

Plan access to the new room(s) carefully. Creating access to the new space is challenging in some homes. If you are trying to reduce costs for your project, you will want to find and construct the stairs in the best point of access and in a way that involves the least modification of the existing structure. You will also need to check local building codes with reference to exit points.

Decide how you will work with the slope of the roof. This is an important aspect of planning, and it will affect your cost and the appearance and functionality of the new room. Do you want a pitched or a cathedral ceiling? How will you construct it? How will you install adequate insulation?

Remember that ventilation and insulation are critical. Remember that heat rises. Attics can become very warm. You will need to plan for adequate ventilation and insulation to keep the room comfortable without drastically increasing your heating and cooling costs.

Plan for wiring and plumbing well in advance. Electrical wiring and plumbing can present unique challenges in attics. You will need to ensure that the flooring does not rest on any wires. A bathroom will cost less if placed in close proximity to another existing supply and drain line. If you are planning to finish or remodel your attic into living space, careful planning and attention to the unique challenges presented by the space will be essential. You can expect to gain valuable living space as well as some increase in the value of your home.

Why Today Is The Best Time To Buy A Home


According to a blog by Ebby, there’s been no better time to get on that awaited real estate purchase than today when housing affordability is at its best. I couldn’t agree more.

Statistics indicate that average home prices are about a third lower this time compared to how they were 5-6 years ago. That’s for the whole nation.

Another huge misconception that people have is that renting costs less than buying. Totally not true. Buying, if we dissect all the factors involved, is way cheaper than renting in about 98% of US major markets.

If we’re talking about interest rates, with today’s situation, we are looking at 30 more years of low rates.
Our recent economic improvement has helped a lot. There’s a little possibility of inflation and generally, with increased employment rate, we can stay that we are steadily improving.

Homes in DC Area More Affordable Than Ever

If you’re buying in or relocating to the Metro DC area or the surrounding suburbs, you can breathe a little easier. For 252 zip codes in the DC area, the yearly income needed to buy a home has dropped dramatically from 2007 to present says the Washington Post.

Here’s how the numbers tell it.
  • Since 2007, general interest rates have dropped from 6.58 percent to 4.62 percent.
  • The average cost of a single-family home has fallen from $424,000 to $329,990.
  • Therefore, the amount of income you need to buy a home has gone from $103,776 annually to $65,088. That’s a staggering 37% less than 4 years ago.
In fact, there are now 134 zip codes in the DC area where you can buy a home with $80,000 or less of annual income, up from just 42 zips in 2007.  According to the Post, the most affordable zip codes in the greater DC area are:
  • Maryland: Brentwood 20722
  • Washington 20019
  • Virginia: Manassas 20109
Even the areas that are considered pricey are more affordable than 2007.  The income needed to buy in DC has dropped 17 percent to $217,056, Chevy Chase is down 28 percent ($181,536) and McLean fell 36 percent ($201,264).
