Keller Williams Capital Properties Ranks Among Nation's Top-Producing Brokerage Firms in RISMedia's 2014 Power Broker Report


WASHINGTON, DC - On the heels of being ranked as one the most productive residential brokerage firms in the nation by REAL Trends, Keller Williams Capital Properties has also been ranked as one of RISMedia's national 2014 Power Brokers.

Each year, RISMedia highlights the nation's top real estate firms in its annual Power Broker Survey. According to survey results, this year's more than 1,000 responding brokers reported a collective $896,865,166,104 in sales volume for 2013 and a total of 3,165,310 closed transactions. Nationally, KWCP ranks #118 in 2013 sales, with a sales volume of nearly $1.3 billion dollars, and #189 in 2013 transactions, with 3,366 deals closed last year.

Latest Kitchen Color Trends

As kitchens cement their role as the central gathering place in the home, they're taking on more vibrant, energetic colors. "The kitchen is absolutely a key place for color," says Leatrice Eiseman, executive director of the Pantone Color Institute, one of the premier color forecasters in the country. "It's the place where people gather, so it's apt to have some mixing and matching of colors to create high energy."

Bold Is Beautiful
Since most appliances are basic black, white or silver, people are adding bursts of color on other surfaces. "Most kitchens have minimal wall space, so it's a good place to splash some bold color and make a statement without overpowering the room," says designer Jamie Drake, author of New American Glamour, whose clients include Madonna and New York City Mayor Michael Bloomberg.
"We're seeing bolder colors that complement stainless steel, as well as the darker cabinet colors that are in style," explains Becky Ralich Spak, senior designer at Sherwin Williams. "Aztec clay colors — such as copper, henna and ginger — as well as gold tones, are popular options."
According to Jamie, bold colors are starting to show up in some unexpected places. For instance, you might frame a stainless-steel sink with a burnt orange or fire-engine red countertop, or inlay hot pink or chartreuse tiles around coffee-colored cabinets. "People are viewing kitchens that have too much of any one color as flat, so more color is definitely the way to go," Jamie says.
Heat Up Your Kitchen With Color
Adding color doesn't necessarily mean you're stuck with bright hues. Subtle colors are also popular for creating a soothing atmosphere in which to seek both comfort and food.
"Warm colors like apricot, yellows and reds are going to continue to be popular in kitchens because they're comforting and appetite stimulators," explains Leatrice, who has a background in psychology as well as interior design. "What makes color trends different from year to year is how you put them together in fresh, inventive ways."
For example, instead of typical country colors in the kitchen, Leatrice suggests pairing a rustic "tapenade" green with accents of "strawberry ice." The cool pink puts a new spin on traditional rustic design.
Designer Jarrett Hedborg leans toward more subdued and relaxing silver blues, gray-greens and tobacco browns found in nature. "I like to use natural background fabrics and textures, such as grass cloth and rattan, to add depth and interest," says Jarrett, who counts Jim Carey, Bette Midler and other celebrities among his clientele.
The world market is also influencing color trends. The Color Marketing Group, an international, nonprofit association of more than 1,000 color design professionals, says that as India becomes a more powerful player in the world market, people will be drawn to its soothing oranges and yellows. Reds continue to be hot, in part due to the 2008 Olympics in Beijing.
What's "out" in kitchen colors? According to Jarrett, stay away from colors and combinations that have a commercial feel, such as the ones you see over and over in restaurants and retail stores. "There are words we avoid because the color schemes are done to death (like) Tuscan and Terracotta. These have become color clichés," he explains.
Fresh New Hues
Pantone recently announced eight new color palettes, which mix old favorites and fresh new hues. Here are a few that Leatrice recommends for a splash of color in the kitchen:
Agrestic — This appealingly contemporized country style calls for comforting combinations, like bruschetta browns, tender greens or warm golden yellows, with an unexpected accent of a vibrant pink.
Savories — Accent your home with deliciously exuberant, youthful and whimsical hues. This palette includes tasty blends of chocolate and daiquiri green, with dollops of bright hues to embellish the mix.
Ethnic Chic — Style reaches a new level of sophistication when you pair deep purple with misty yellow and stone grays or juxtapose burnt orange against vibrant blue and dark brown

Be Ready To Buy Your First Home

 First-time homebuyers have it tough. The supply of homes for sale is tight, and lenders are tightfisted.

Student debt, at an all-time high of nearly $30,000 per grad, is getting in the way of saving for a down payment, says David Stevens, president and CEO of the Mortgage Bankers Association. But it's a great time to get your foot in the door. "Interest rates remain the envy of even your grandparents," says Keith Gumbinger, vice president of mortgage publisher HSH.com. First, make your finances sparkle.

THE TURNING-POINT CHECKLIST:
12 months in advance:
Make sure the time is right. Use Trulia.com's rent or buy calculator to see if you'd really come out ahead, based on loan rates, taxes, and where rents and prices are headed in your area. Nationwide it's 38% cheaper buying vs. renting.
Clean up your act. Devote this year to saving money and paying down debt. You'll need at least 3.5% down for an FHA loan, or 10% to 20% for a conventional mortgage. Lenders also like to see job stability, so settle in for now.
Learn what you like. When a home catches your eye -- a listing, say, or a photo -- pin it to a board on Pinterest. Or try Swipe, a new app from the site Doorsteps, which lets you browse listing photos and mark them pass or save.

Six months out:
Look better to lenders. To boost your credit score, order your free credit reports at annualcreditreport.com and fix any mistakes. Pay bills on time, chip away at credit card balances, avoid new debt, and don't close any accounts or apply for new credit. The average credit score for approved mortgage applicants is 755.
Figure out what you can buy. Use an online calculator like the one at Zillow.com to estimate how much house you can afford based on your income, savings, and debts. That'll help you research homes and drill down on costs.
Forecast future bills. With an idea of how big a house you can buy, you can do a more detailed budget. Scan listings for property taxes on homes you like. Get a homeowners insurance quote at Insweb.com. Call local utility companies for the typical bills. And tack on 1% of the home's value for yearly maintenance.

Three months out:
Pick your loan. Fixed mortgage rates, now 4.4%, may edge up to 5% this year, forecasts HSH.com. If you are confident this is a starter home, you can save with a 7/1 adjustable-rate loan, now 3.5%. The risk: You end up staying longer than seven years and rates rise sharply. Most -- 92% of mortgage borrowers -- opt for fixed-rate loans.
Prove you're a serious shopper. Based on your income and credit, a bank will give you a mortgage pre-approval. "It's the No. 1 thing you want in your back pocket when you go shopping," says Svenja Gudell, an economist with Zillow. Even better in a hot market: Pay a few hundred to go through underwriting upfront.
Find a guide. Look for a realtor who has worked in the neighborhood where you hope to live. And in a tight market like today's, ask candidates what their strategies are for unearthing listings and handling potential bidding wars.

Mynor will serve as a public commissioner to diligently work hard to strengthen families and communities while establishing an efficient and productive environment that fosters trust, open communication and mutual respect. The mission of the Housing Opportunities Commission is to provide affordable housing and supportive services that enhance the lives of low- and moderate-income families and individuals throughout Montgomery County, Maryland. Their primary focus is to ensure that no one in Montgomery County is living in substandard housing.


The HOC works with advocates and providers to maintain support for all the work of the Commission. To achieve this mission, HOC operates as a public housing agency, a housing finance agency and a housing developer. The Montgomery County government provides funding for the Commission to manage the following service programs: Affordable Housing Development: acquires Moderately Priced Dwelling Units (MPDUs) for rental to lower-income families; Public Housing Management: maintains community norms and relationships between homeowner associations and public housing residents; Services to Residents in Assisted Housing: provides counseling and support services to low-income individuals and families in assisted housing; and Housing Resource Service: provides up-to-date information on available housing programs.
